Booking & Cancellation
Once you have completed our online booking form we will send you formal confirmation in the post and ask for a 10% deposit to secure the reservation. Only when we have confirmed receipt of this deposit do we consider the booking accepted and a contract for your stay is made. The deposit is not refundable in the event that you need to cancel.
If you do need to cancel please give us at least two months notice in writing, otherwise you will still be liable for the full balance for the booking. In the event that you cancel within two months of the holiday date we will endeavour to re-let the property and will refund the full price (less the deposit) in the event that we are successful in doing so.
Payment
Full payment of the outstanding balance will need to be made on arrival. We can take payment as cheque (payable to Rochgate Property Ltd), or Internet Banking Transfer. We reserve the right, particularly for extended breaks and for new guests to ask for payment of the full balance, eight weeks in advance of arrival.
Occupancy
Rooms will be available from 4pm on the day of arrival and must be vacated by 10am on the day of departure. You are not allowed to bring more guests than the cottage can accommodate (see individual cottage details). If you do breach this condition you will be asked to leave and no refund will be given.
Loss or Damage to Property
During your stay you are responsible for the cottage, its contents and keys and you agree to take reasonable care of it and to keep it clean and tidy. Any breakages or damage must be paid for at the time.
In the event of any problems with equipment and fittings during the stay please advise us immediately and we will do our best to rectify the problem as soon as possible.
We do not accept, nor cannot be held liable, for any loss or damage to your personal property or possessions during your stay.
Parking
There is off road parking for two cars outside the Barn and Mincorn. One car outside Eynons. Please ask if you wish to bring more cars than this or boats etc. Vehicles are parked at owner’s risk and we cannot accept responsibility either for vehicles or their contents.
Electric Cars
We do not currently have provision on site for car charging and the cottage rental does not include the use of electric for car charging. There are fast charge points nearby at Newgale and Nolton Haven car parks, or we can make a separate arrangement if you want to charge your car from the cottage supply.
Pets
You may book to bring a single pet with you – they are accepted on the basis that they are not left alone on the property and are kept under control at all times. They are not permitted in the bedrooms or on furniture and you must accept responsibility for cleaning up any mess that your pet makes.
Maintenance
The owners reserve the right to enter the property at any reasonable time to carry out any repairs which are necessary to the property or equipment. Grass cutting, other gardening and window cleaning are weather dependant and may sometimes need to be carried out on weekdays during the stay.
Complaints
We want you to be happy during your stay. If you are not satisfied with any aspect of your accommodation or if there is anything that we can do to make your stay more comfortable then please let us know. In turn you will be in breach of your contract with us if you, in our judgement, are causing disruption to the stay of other guests or to us as owners. In this circumstance you will be asked to leave the property and you will not be entitled to a refund for your holiday.
